The 5 Questions Our Clients Wish They Had Asked Before Starting Their Home Renovation

Before starting a home renovation in Vancouver, homeowners should ask: Who manages permits and trades? What is the full scope and budget? How will changes be handled mid-project? What is the realistic timeline? And is my contractor a licensed, insured professional? Getting clear answers to these five questions before signing a contract can save tens of thousands of dollars — and months of unnecessary stress.

Question 1: Who Is Actually Managing My Home Renovation in Vancouver?

This is the single most important question — and the one most homeowners never ask.

When you hire a general contractor, you are hiring someone to coordinate trades: the framer, the electrician, the plumber, the tile setter. But coordination is not the same as management. On a busy jobsite, a general contractor may be running three projects simultaneously. Your home is one line item in a schedule.

The question you need answered is: Who is the named project manager on my file, and how many active projects are they overseeing right now?

A dedicated project manager — one who attends your site regularly, communicates proactively, and has authority over the schedule — is the difference between a renovation that finishes on time and one that drifts for months.

Question 2: What Is Included in My Home Renovation Quote — and What Isn't?

The quote you receive is not always the number you’ll pay. In Vancouver’s renovation market, this gap can be significant.

A common pattern: a contractor provides a competitive quote to win the project. The quote covers the defined scope clearly. But it excludes: permit fees, engineering drawings, site protection, debris removal, touch-up painting after trades, and allowances for hidden conditions (rot, outdated wiring, asbestos in pre-1990 homes).

By the time these items are added, a $180,000 quote becomes a $230,000 invoice.

Before signing anything, ask your contractor to produce an itemized breakdown that explicitly states what is excluded. Reputable firms will do this without hesitation. According to Consumer Protection BC, homeowners in BC are entitled to a written contract that outlines the full scope, materials, and payment terms before work begins.

Ask specifically:

  • Are permit fees included?
  • Is there an allowance for hidden conditions?
  • What triggers a change order — and what does a change order cost?

Question 3: How Will My Home Renovation in Vancouver Handle Changes Mid-Project?

Every renovation project changes. Materials get discontinued. Hidden conditions are discovered behind walls. The homeowner sees the framed layout and wants to shift a doorway. Change is not a sign of a bad project — it’s a sign of a real one.

The question is: how does your contractor handle it?

The answer tells you everything about how organized and transparent your project will be.

A professional renovation firm will have a formal change order process: written documentation of the change, the cost impact, and the timeline impact, signed by both parties before any new work begins. No surprises. No verbal agreements that get disputed later.

Red flags to watch for:

  • “We’ll figure it out as we go.”
  • Changes communicated verbally with no written record.

Question 4: Is My Contractor Licensed, Insured, and Compliant for This Home Renovation?

In British Columbia, not every person who calls themselves a contractor is legally qualified to perform the work they’re quoting. And if an unlicensed trade performs work on your home that later causes damage or fails inspection, your homeowner’s insurance may not cover it.

Before signing a contract, verify:

  • Business License: The contractor must hold a valid business license in the municipality where the work is being performed. In Vancouver, this is issued through the City of Vancouver’s licence office.
  • WCB Coverage: Workers’ Compensation Board coverage protects you if a worker is injured on your property. Request a clearance letter.

  • BBB Accreditation: A BBB-accredited contractor has agreed to uphold ethical business standards and maintain a complaint resolution process.
